Property Owners
Property Brokers / Agents
to list rooms, PGs, flats, hostels, hotels, guest houses, and similar accommodations.
👉 Room City does NOT own, operate, lease, or manage any property.
👉 Room City acts only as a technology-based facilitator between users and listers.

2. User Categories
Room City allows two distinct listing categories:
A. Property Owner
An individual or entity listing their own legally owned property.
B. Property Broker / Agent
An individual or entity listing properties on behalf of owners for commission or business purposes.

Misrepresentation of category is strictly prohibited.

3. Listing Rules & Responsibilities
3.1 Listing Eligibility
Both Owners and Brokers are allowed to list properties.
All listings are subject to manual or automated verification by Room City.
3.2 Accuracy of Information
The lister is fully responsible for:
Correct property details
Genuine photos
Accurate pricing, availability, and location
Legal right to list the property
Room City shall not be liable for false, misleading, or incomplete information.

4. Listing Charges & Platform Fees
4.1 Owner Listing Charges
Property Owners are required to pay a Listing Charge.
Charges may be:
Fixed
City-wise
Category-wise
4.2 Owner Subscription Plans (Optional / Future Ready)
Room City may offer:
Monthly Owner Plan
→ Multiple listings with discounted per-listing cost
Yearly Owner Plan
→ Priority approval
→ Lower per-listing charges
→ Enhanced visibility

4.3 Broker Platform Charges
Brokers must pay a Platform Charge, which may be:
Monthly
Quarterly
Per Listing
Category-wise / City-wise
Room City reserves the right to modify broker pricing structures at any time.

5. Room City Team Assisted Services
Room City may offer paid assisted services, including but not limited to:
Manual property listing by Room City team
Professional photo upload & editing
Property detail optimization
Listing management support
👉 These services are optional and chargeable.
👉 Service charges are non-refundable once work is completed.

6. Listing Approval, Suspension & Removal
Room City reserves full rights to:
Approve or reject any listing
Temporarily block a listing
Permanently remove a listing
Reasons may include:
Policy violation
Legal complaints
False data
Non-payment of charges
Platform misuse
No legal claim can be made against Room City for such actions.

7. Property Boosting & Promotions
Room City may introduce paid services such as:
Featured listings
Boosted visibility
Promotional placements
These services are optional and subject to separate terms.

8. Payments, GST & Invoicing
All charges are exclusive of applicable GST unless stated otherwise.
GST will be charged as per Indian GST laws.
Room City acts as a platform provider, not the service provider of the property.
GST invoices (if applicable) may be issued by:
Room City (for platform/service fees)
Property Owner/Broker (for accommodation services)

9. Booking, Disputes & Liability
Room City is not responsible for:
Property quality
Stay experience
Owner/Broker behavior
Refund disputes
Any dispute between users, owners, or brokers must be resolved directly.
